"This real estate market demands quality marketing brochures," advises Judson Kramer, a Santa Monica, Calif.-based real estate brochure designer. "That often means using creative approaches, such as premium binding and paper, die cuts or highly conceptual ideas. But every real estate property can benefit from marketing brochures, regardless of home price or budget," he notes.

Brochure for New Home Community

For Aguacate -- Spanish for avocado -- Ranch, a Southern California community of custom homes blending rusticity with refinement, Kramer, a 2002 and 2003 Elan and Nationals award-winner for most outstanding work in residential marketing and design, created a brochure that showcased new construction while it celebrated the avocado.

The 12-page brochure blends architectural renderings, floor plans and customization options with heavy emphasis on uses for the avocado, since each new homeowner is gifted with an avocado tree.
Award-winning avocado recipes printed on standard index cards feature prominently throughout the brochure, which features poetry, history of the land and instructions for using avocado as a beauty treatment.

No corners were cut in the production of the saddle-stitched brochure, which was printed on recycled paper stock, featuring a die-cut corrugated cardboard cover with an authentic fruit crate label custom-designed for the community.

Swatch Book

An interior designer's swatch book provides the inspiration for a real estate brochure with a twist. Individual cards on which various properties, floor plans and community amenities are printed offers basic information, while the card's flip side depicts a creative cascade of paint colors, fabric ideas and other interior design essentials. Each set of cards is held together at one corner with a grommet to lend an authentic swatch book appearance. This creative and personal touch gives each potential home buyer a glimpse at their personalized dream home.

Real estate professionals who don't need high-end marketing brochures can find plenty of inspiration in brochure templates on the Internet. An authoritative head shot and a list of credentials and affiliations with respected organizations communicate professionalism. A roster of recent sales and demonstrated knowledge of a particular neighborhood can convey a successful track record to potential clients. This type of real estate marketing brochure can be printed on a home office printer or sent to a copy shop, then mailed to a target audience or distributed door-to-door or in relevant businesses to blanket desirable neighborhoods.

According to the National Association of Realtors, 88 percent of potential home buyers look first to the Internet when beginning their search. Kramer advises real estate professionals not to miss this huge market. The brochure file should be made available online as a PDF on your real estate website or blog and posted on your social media accounts.
